Staging Stinks!! Quite literally - sometimes it really does!!
Homeowners and probably most Realtors that use a Staging service to help sell their home really don't think about the behind the scenes process.
I, like a lot of Stagers, do own some inventory that I can use to Stage my own listings or rent out to the homeowner.
We can take something like this:
And make it look like this:
Success - the place looks like a model home and is SOLD!!
When it's time to collect all those items - pull on your rubber gloves!!
ANY fabric items (accent pillows, cloth napkins, fancy towels, tassels, window treatments, etc) ALL have to be either washed, steam cleaned or professionally dry cleaned! Those items in particular take on the "essence" of the home they were placed in.
Any glass or other decorative items are washed either by hand or dishwasher or wiped down with Clorox or Lysol wipes (that even includes any wax candles used).
Small furniture pieces and lamps are also given a once over.
Everything is kept in closed trash bags until cleaned. Once cleaned, it's all stored in sealed plastic tubs - ready for the next house.
We Stagers DO NOT want to store away someone else's funk - and we want to ensure the next home receives properly cleaned items.

Here are a couple of common sense tips - no matter what side of the fence you're on (buyer or seller):
Remember to Keep your Buying or Selling Strategy Simple: It's easy to get overwhelmed with details. Get familiar first with readily available information on the internet. Next, consult with an agent to determine what's really imporant to you and let them help set a strategy with timelines.
SELLER'S TIP: At higher price points it's more critical than ever to get your home proactively appraised. In addition to getting an agent's opinion on what your home may net you based on comparable properties, for around $400 a professional appraiser is a sound "second opinion". Please feel free to ask me for a recommendation to see what your home's true worth is in today's market.
BUYER'S TIP: Getting preapproved for a mortgage is the most important step in preparing to buy your next home. Knowing what's comfortable to afford upfront will help you figure out what's realistic to be looking at. And don't forget to budget for added expenses like paint, new furniture, updates...and those family vacations!

The next couple of posts will be dedicated to Staging Tips!
I have gotten some calls from forward-thinking clients who are preparing to sell their homes this Fall. So, I am sharing some of the tips I have given to them.
Stand in the doorway in each room of your home and look through the eyes of a buyer. What do you really see - here it may help to take a photo so you can experience what the a potential buyer sees.
Before:

Pack everything you can live without while your home is on the market. This includes any family photos, collections of any kind, guns, swords, hunting trophies, all religious and political items. The buyer needs to “picture” himself living there, with his things.
After:

Your closets and cupboards should be pared down to half of their current contents. I suggest that all the hangers in the closet be the same. This is your chance to return those horrid metal hangers to you dry cleaner!

Preparing YOUR Home for Sale

I hosted a FREE seminar about Preparing Your Home for Sale in Reston, VA. There are always “First-time Buyer Seminars” being offered but there are very few for Sellers! I wanted to educate Sellers on today’s buyer and emphasize that price and how the home shows are really the only 2 factors they can control!
The seminar featured several topics such as the “New Neutrals” in paint colors, Curb Appeal, Today’s Buyer and Updates that Provide ROI! Some tips and tricks of the pros were offered. Handouts were provided to the attendees as well as coupons and information from local businesses.
I am passionate about and can vouch for the importance of Staging® – especially in the challenging market! If you've ever entertained, you know that preparation is just as important as presentation. I mean you can’t have Williams Sonoma (preparation) without Pottery Barn (presentation). Same is true if you are planning to sell your home.
Preparation is all that behind the scenes work that can ensure you get top $$ for your house. Savvy buyers want turn-key - make it turn key.

Repair anything that’s broken – this shows your home is well taken care of. Make sure all windows operate freely, replace any worn locks or torn screens. Clean carpets, use wood cleaners / conditioners on wood floors and wood kitchen cabinets. This restores the natural beauty. Fix any plumbing issues. Tighten loose handrails. Know the age of your furnace, your roof. Clean the gutters. Do all the lightbulbs work – a buyer won’t know if it’s just a burned out bulb or an electrical problem.

Presentation is of course the eye candy - and that's where Staging becomes KEY. If you're selling, you're moving, if you're moving - start packing! This is a double-duty task. It declutters the house you’re selling and readies your belongings for their new space.

In every room, stand in the doorway and look thru the eyes of a buyer. What do you really see – pack everything you can live without while your home is on the market. This includes any family photos, collections of any kind, guns, swords, hunting trophies and religious and political items. The buyer needs to “picture” himself living there, with his things.

Even the proper furniture placement can have a huge impact. Does your furniture have a “titanic effect” in a particular room? Meaning too many heavy pieces on 1 side of the room. That can be easily addressed. It’s always better to “float your furniture” – never have all your pieces placed around the perimeter of the room. Floating the furniture gives a cozier feeling and shows off your space better. Trim-work and architectural features stand out more in a carefully arranged room.
An Accredited Staging Professional will create a sense of calm in a room. Colors should be limited to 2 major shades. Any strong color is reserved solely for accessories or accent walls.
Solid fabrics work best for upholstered pieces when showcasing a room. Slipcovers are always an affordable option to give patterned pieces an updated look. When the house is on the market, leave lights ON and blinds or drapes OPEN – more light, whether natural or artificial, makes a space seem larger.
Truth is, buyers lack imagination. “They only know what they See, not the way it’s going to Be!” That is why each room must have a defined purpose, must be clutter-free, “Q-Tip clean” and rid of excess furniture and personal items.
Show off all the space in your place!

Now take a good hard look at your efforts! Ta-da! You have a product that's appealing and ready for "showtime"!

Reston, VA has been long recognized both nationally and internationally as one of the best places to live because of its wide array of recreational offerings, variety of housing styles, vast amount of parkland, pedestrian access, and proximity to both Washington DC and Dulles International Airport. Residents also express a sense of community and belonging unlike any other community.
“Reston” is a way of life. I have proudly called it HOME since the mid-80’s.

Situated in the heart of the Dulles Corridor — small and large businesses thrive just minutes from Dulles International Airport and only 20 miles from the nation’s capital. And...the Metro is coming - Dulles Metrorail will permanently connect Northern Virginia to the rest of the region, beginning in DC and following the Orange Line through Arlington County, extending through Tysons Corner, Reston, Herndon, Dulles International Airport and continuing into Loudoun County.

Amenities abound here! With 15 outdoor pools, 49 tennis courts (8 of which are clay), four lakes and the 72-acre Walker Nature Education Center sanctuary, summer camps and special events, the selection of ways to play are endless. I haven’t even mentioned the numerous restaurants and amazing shopping yet!
Nature and simple pleasures are REALLY what it’s about here - a walk around the lakes - the laughter of children in the pool - a tennis match with new friends - a walk along one of the community's trails.


I live under a canopy of trees and share that space with deer, raccoons, owls, song-birds a-plenty, etc! My mental vacation is a paddle around Lake Audubon on a sunny day!

The decision has been made – I wouldn’t live anywhere else!

The New Neutrals of Paint Colors:
Paint is THE most cost-effective investment you can make! The new neutrals add warmth and definition to a space. It can define a focal point such as a fireplace or view.
It can make your home stand out from the rest in your neighborhood.
These new neutrals are derived from colors in nature – think sand, mushroom, wheat!
Tans, honeys, and sages sell!

Highlight any architectural details like crown molding or wood trim in a contrast color – like glossy white. It will really stand out.
For those who have ever been to a model home – you’ll note you’d be hard pressed to find white walls. White walls are cold and uninviting. Color affects our moods, our appetite, our working efficiency and our very health.
Paint can contribute to the high-end look today’s buyer prefers. First, begin by inspecting current conditions of the walls and trim and ceiling and fix anything that needs repairing before painting. Then get started!

Let’s talk about Wallpaper. Wallpaper is like a bathing suit – it rarely fits 2 people! Wallpaper is too personal and will not appeal to the taste of your buyer. Add value by removing that wall paper and painting! Buyers may be more willing to re-paint a room, but they do not want to have to remove your wallpaper.
So be a weekend warrior - grab your gear and start painting! No other home improvement project provides such instant results :-) !!
