A "NEW Home ?

Opting for new home construction
Whether to buy an existing home or have one built is yet another decision to make during the home-buying process. If you decide to go with new construction, a real estate agent can be a powerful advocate in your corner as you negotiate upgrades, a move-in date and other terms with the home builder.
Below are some basic pointers to prepare you for the journey ahead.

Selecting a builder
Shopping for a large production or custom home builder can be a daunting task. Start by defining what architectural styles appeal to you and then seek out the builders in your area who offer those styles. Due diligence is essential. Ask friends for referrals to get firsthand accounts; verify the builder's state license status, if applicable; and check whether they're certified by the National Association of Home Builders.

The builder representative and your real estate agent
A builder representative's ultimate goal is to sell you a home. His or her role is to provide a wide range of information to help you in your decision-making, from building restrictions, roads and easements to inspections, warranties, rebates and upgrades. A real estate agent knowledgeable in new-home construction will be able to help you wade through all the data and point out the downsides and upsides of each line item. Your agent also can look out for your interests in reviewing the builder's contract, which often contains more legal jargon than consumer-friendly language.

It's all about timing
Market conditions greatly dictate a builder's incentive to make a deal you cannot refuse. When a builder has inventory on his hands, his carrying costs start adding up. When this happens, a builder might be more amenable to strike a favorable deal, whether it's throwing in upgrades or taking a bit off the asking price. A real estate agent can help you know when market conditions are right for these benefits. Also, watch for builder close-out sales. Builders promote these special events when a new subdivision is near completion but empty inventory still remains.

A word about paying up
While there are always exceptions, most builders require a deposit when a purchase agreement is signed. They also require that the buyer pay for any upgrades prior to closing. If you back out prior to closing, unless the agreement states otherwise, you will lose that money. Make sure you understand every detail in the builder's contract before signing it.

Spring - a BUSY time for Home Selers!

Tuesday, April 5, 2011

Spring...a time for NEW beginnings!

Attention Sellers!

The busiest time of year in real estate is upon us and home sellers should be getting their properties into market-ready showing condition NOW!

In our current market, it’s vital to grab any advantage. Breathe new life into the property by taking care of repairs and doing upgrades to meet and slightly exceed buyer expectations (keeping in mind with what fits the style and price range of the neighborhood).

Area homeowners have come to realize that homes that are Staged®, or prepared for sale look better than other homes on the market by being clean, clutter-free, and ready to show to prospective buyers. And, although some popular TV shows have put Staging® in the spotlight, DIY’rs need to be aware of ALL that’s involved. Staging® is not adding a new throw pillow or hanging some art. It involves psychology – it is part of my marketing plan and is very strategic.

If you are considering selling, do you know who your buyer is?

As both a Realtor® and Stager®, I work to identify who the target audience is for a particular property. A condo at Reston Town Center should offer very different dĂ©cor than a 4 bedroom family friendly Colonial or even a townhome! Will your buyer be a professional single or perhaps have small children, pets?

Staging® is NOT about the seller – it’s about appealing to a buyer pool for that particular property! This is where strategy and added value really stand out!

Are YOU Feeling Confident?

Consumer Confidence at Highest Level Since June 2010
(coincidentally - interest rates are at the highest rate since June 2010 as well...)

By Ruth Mantell

RISMEDIA, December 2, 2010—(MCT)—An index of U.S. consumer confidence rose in November 2010 to the highest level since June, with consumers more optimistic about future business conditions and job prospects, the Conference Board reported. The index rose to 54.1; economists polled by MarketWatch had expected a reading of 53. Confidence for October was revised to 49.9 from a prior estimate of 50.2.

“Hopefully, the improvement in consumers’ mood will continue in the months ahead,” said Lynn Franco, director of Conference Board’s consumer research center, in a statement.

The Conference Board’s index helps analysts compare fluctuations in confidence, with a reading of 100 for the base year of 1985. Generally when the economy is growing at a good clip, confidence readings are at 90 and above.

A barometer of consumers’ expectations rose to 74.2 in November—the highest level since May—from 67.5 in October. In November, 16.7% of consumers said they expect business conditions to be “better” in six months, up from 15.8% in October. Most consumers expect business conditions to be the same. Also, 18.8% of consumers expect there be to fewer jobs, down from 22.3% in the prior month. Most consumers expect the same number of jobs.

Consumer confidence is “exceptionally depressed,” reflecting labor-market weakness, wrote Dan Greenhaus, chief economic strategist with Miller Tabak, in a research note.

“It is hard to envision a sustained pickup in expectations without a commensurate move lower in the unemployment rate,” Greenhaus wrote.

While economists say the recession officially ended last year, the labor market remains weak. Economists polled by MarketWatch expect a gain of 155,000 jobs and for the unemployment rate to remain at a high 9.6%.

Meanwhile, consumers’ assessment of the present situation ticked up to 24 from 23.5. Looking at the present situation, a few more consumers in November said jobs are “plentiful.” However, most consumers still said that jobs are “not so plentiful” or “hard to get.”

When it comes to their buying plans, 5.4% of consumers in November said they have plans to buy an automobile within six months, up from 5.2% in October. The percentage of those with plans to buy a home fell to 1.7% from 2.2%, and those with plans to buy major appliances fell to 24.4% from 25.4%.

HOME (on the market) for the Holidays!

Tuesday, November 16, 2010

Thanksgiving is merely a week away! YOU are selling your home - it's currently on the market. YOU are also hosting Thanksgiving this year - what to do, what to do.

It's understandable you want your home to look festive for Aunt Jane and the cousins who are flying in from Oregon - however; you don't want to frighten would-be buyers either!

You can STILL have very "tasteful" holiday decor AND make your holiday seasonally inviting!

Bring the outside IN - nature-inspired Fall elements will look great for your holiday and will appeal to would-be buyers!

A recent walk through a local Pottery Barn store is certainly a quick class on using nature to highlight the season!

If you have special activities planned at your home for your out of town guests, you can ask your listing agent to note your listing accordingly so no showings take place on a particular day OR you could ask her to temporarily take it off the market for 1 or 2 days will you entertain your visitors.

Hope you have a wonderful Thanksgiving holiday!
